Home Flooring Surveyor

Home Flooring Surveyor – How can you add value to your home? That’s the golden question, and shows like Location, Location, Location and Property Ladder thrived on the idea that anyone with a bit of capital could buy a house, fix it up and then sell it for a tidy profit. It’s always been exciting to watch people experiment with new kitchens and bathrooms, scrap wood wallpaper and even knock down walls to create open-plan living spaces.

You would also regularly see old threadbare carpets being ripped out and replaced with smooth wooden floors. As Phil Spencer, star of Location, Location, Location told The Telegraph, hardwood flooring is easy to care for and appeals to just about anyone when it comes time to sell.

Is this appeal still true and does it translate into pounds and pence? Well, the answers are “yes” and “probably”. Philip Naghten is a director of Cross & Prior estate agents in south-west London. “Wood flooring is a great feature, but whether it increases the value of the property is another matter,” he says. “Of course they’re more desirable, but I’ve never walked into a place and thought, ‘Well, they’ve got wooden floors, maybe we’ll add £10,000 to the asking price’.”

What Are The Downsides Of Engineered Wood Flooring?

The truth is that hardwood floors are part of the package when selling your home. No one who values properties will give you a formula that tells you what return to expect for every pound spent on wood flooring, but almost all professionals in the industry agree that it will help you sell or let a place. “Marketability would definitely be a buzz word,” Philip said. “Wood floors are preferred because they are easy to maintain, less dusty and less allergenic. Most of our European clients won’t even look at carpeted properties. They insist on wooden floors before viewing.”

Practicalities aside, it is often claimed that wooden floors add a burst of beauty that is difficult to achieve with other floor coverings. But when it comes to adding value, what matters is that the flooring works seamlessly with the overall scheme. An outdated dining room with a beautiful hardwood floor is still an outdated room and will not be attractive. On the other hand, a well-thought-out combination of design, decoration and wall color with a beautiful wooden floor will make a big impression on potential buyers.

“It’s all about the level of maintenance,” says Rory Woodhouse at Scott Fraser estate agents in Oxford. “If you’ve gone and done a really high-quality remodel with a stunning hardwood floor, it’s going to add more value than if you remodel and then put in a cheap floor. If you’re going to create a high-quality space, you’ll want to pay attention to every aspect, and flooring is part of that.

Installing and installing wood flooring can be an important decision. It probably doesn’t make sense to put up a new floor to sell in heated markets where downtown property is in high demand. Space, location, and location are the only important factors for buyers, and hardwood floors are often dropped when they move in, rather than added upfront as a selling point. The most effective way to add value in areas like this is through extensions and loft conversions – something that increases the number of rooms. And then, of course, the quality of the extension is important. “Because of the location, you want everything to be of a really high standard. You don’t want to have a poor quality floor, so you want to buy a nice quality wood,” adds Rory.

Floor Level Testing

Watching people agonize over paint and floorboards at real estate shows makes finishing work seem like such a daunting task – especially if you want to add value. But it really isn’t. One of the reasons wood is so popular with interior designers is its flexibility. It bridges the gap between modern and traditional.

Libby Crew is a designer at Etons of Bath, a town full of grand old estates but where people want modern conveniences. “Wooden floors treated with underfloor heating provide a modern solution without creating a modern look,” he says. “The beauty of wood floors is that they can be distressed to look old or completely smooth and modern. It can do both worlds and with the right care it can look good for a long time.”

For Libby, wood floors provide more value than floor coverings such as carpet or artificial surfaces because they are viewed as an integral part of the structure. Coordinating decor well can really lighten that mood. “There’s a lot of parquet, with decorative inlays and edging,” he says. “I saw a beautiful floor the other day that had more brass as a border than wood, so mixing metals into a floor is a pretty cool, fun thing to do at the moment. If you make a border, then it is nice to create some kind of connection with the furniture, to connect the floor with other finishes in the room.

New homes in England used to come with carpets, but today many new builds are decorated with wooden floors. When developers and estate agents consider finishing options, estate agents tell them that wooden floors will sell better than stone, tile, carpet or artificial floor coverings – mainly in entry, living and kitchen areas, but often throughout the property.

“It’s basically what people want when buying a new home,” says Paul Davies, architect and surveyor with Carter Hughes Davies. “I have prepared hundreds of schemes for newly built apartments. Most of them do not insist on stone floors. Almost all developers and their consultants say they want trees.

Numerous articles on the subject still cite a survey conducted by the National Wood Flooring Association in the US five years ago. It found that 99% of real estate agents believe that homes with hardwood floors sell easier, 82% said they sell faster, and 90% said they would sell for up to 10% more. It’s hard to say how relevant these figures are to the UK market today, but industry professionals are certainly not betting against wood.

When people look at a home with hardwood floors, they know it will be durable, easy to maintain, warm underfoot, and they love its natural qualities. This is a selling point and a factor that will influence their offer within the overall decor scheme. As estate agent Philip Naghten points out, marketability is the word.

“You can’t really put a price on it, but it’s empowering,” concludes Paul Davies. “Things come and go in styles, but wood floors are always a quality finish.” We were recently contacted by our client, a leading global freight forwarder with 1,500 offices and logistics facilities in more than 90 countries around the world.

A desire to embrace technology and continually seek ways to optimize their efficiency led the client to invest in an AutoStore system for their new warehouse and distribution facility in the UK.

AutoStore, an Automated Storage and Retrieval System (ASRS), is at the forefront of e-commerce warehouse growth. As a leading specialist in grinding concrete floors to meet the required specifications, there is synergy in both CG Flooring System’s vision and aim to be at the forefront of our field as well as our client’s.

What Is Involved In An Eco4 Home Survey?

AutoStore systems require a flat floor with very tight flatness specifications. This tight floor tolerance is necessary to ensure optimal system performance.

Our first step was to inspect the floor to verify compliance with specification. They used a laser-guided Robotics Profileograph made by our sister company Face Consultants to
measure the floor.

The results of the flatness survey showed that the floor was out of specification. After reviewing the results, we determined that sanding was the most appropriate solution to bring the floor to AutoStore requirements.

A team of grinding specialists from CG Flooring Systems worked with a surveyor from Face Consultants to mark, grind, inspect and confirm that the floor is now fit. While it may seem simple, the reality is quite different when working with demanding specifications, as a lack of concentration can lead to a significant amount of unnecessary work.
